Jose Soberano III

Chairman, President and CEO

Joe Soberano leads Cebu Landmasters, Inc. as its Chairman and CEO. Prior to establishing Cebu Landmasters in 2003, he worked for the Ayala Group of Companies for over 23 years. His experience included various stints with Ayala Investment, Bank of the Philippine Islands and Ayala Land, Inc. He was part of the pioneering group that established Cebu Holdings, the Ayala Land subsidiary in Cebu City, where he led various vertical and horizontal developments, and played an integral part in the development of both the Cebu Business Park and Cebu IT Park – urban redevelopments that have proven vital to Cebu’s economic present and future. He rose through the ranks to become Senior Division Manager at Ayala Land and Vice-President of Cebu Holdings. Joe brings not only his extensive Real Estate Development experience to Cebu Landmasters, but also his passion to positively impact cities and communities through masterfully-planned and executed developments.

Joe also recognizes his role as a member of the Cebuano community. He has served as president of the Rotary Club of Cebu, president of the Chamber of Real Estate Builders Association (CREBA), and is currently the Chairman of the Board at the Center for Industrial Technology and Enterprise (CITE), a socially oriented institution that offers technical training to less privileged youth.

Joe graduated with an AB Economics Degree from the Ateneo de Manila University in 1976, and completed the Strategic Business Economics Program (SBEP) at the University of Asia and the Pacific. In July 2015, he became an alumnus of the Harvard University Graduate School of Design after completing the Advanced Management Development Program in Real Estate.

Ma. Rosario B. Soberano

Director, Senior EVP and Treasurer

Marose Soberano is the Senior Vice-President of Cebu Landmasters. She leads the Finance and Accounting functions at CLI, and helps to oversee various facets of ground-up operations of each development. In 1985, she set-up ABSoberano International Corporation, an export business specialized in fashion accessories, gift items, and home decors catering to markets from North America, Europe and Asia. Under her leadership, ABSoberano would rise to become one of the top export companies in Cebu.

Marose graduated Summa Cum Laude with a BS in Accountancy from St. Theresas College in Cebu, and is a Certified Public Accountant (CPA) by profession. She also obtained a Masters in Business Administration (MBA) degree from the University of the Philippines – Cebu.

Jose Franco B. Soberano

Director, Senior EVP and COO

Franco Soberano joined Cebu Landmasters in 2010. In his capacity as EVP and COO, Franco directs the ground-up operations and leads the project delivery cycle from Acquisitions to Business Development, Technical Planning, Construction, Sales, Documentation, Customer Services, and Property Management. Franco has been instrumental in the company’s diversification and expansion efforts. After starting out as a residential builder, CLI’s developments now encompass a wide array of residential, office, retail, hospitality, mixed-use and township projects. Since joining CLI, the company’s portfolio has grown from 12 developments to now over 100 developments across 16 key VisMin hubs and cities.

Prior to joining the company, he worked for 4 years as a Project Manager at a multinational firm. Franco graduated with a BS Management degree, major in Legal Management, minor in Finance from the Ateneo de Manila University. In 2012, he graduated with a Master of Science degree in Real Estate Development from Columbia University in New York City.

As an active member of the community, Franco is a founding member of the Global Shapers – Cebu Hub, an initiative of the World Economic Forum. He has also served as president of the Sacred Heart School – Ateneo de Cebu Alumni Association from 2014-2018. For putting the community at the heart of real estate development, he was selected as one of the Top 40 Leaders of Tomorrow in the 2021 Gen T (Tatler) List. In 2022, he was appointed as the Honorary Consul of Finland in Cebu.

Joanna Marie Soberano-Bergundthal

Director, Senior Vice President for Marketing & Human Resources

Joie Soberano-Bergundthal is the Vice-President & Marketing Director of Cebu Landmasters. Prior to joining CLI, she had an extensive 10-year career in marketing and brand management in the world’s largest food and beverage company, assigned in the Philippines, with expatriations in Thailand and the global headquarters in Switzerland.

She represented the Philippine market as the first and only delegate in the company’s International Program for Marketing and Sales for young leaders, where she worked on global positioning and marketing strategies of key brands, as well lead a critical business turnaround in Thailand. She was awarded “Women Mover”, as one of the inspiring women in the company.
Her last role was as Global Lead in strategy, communications and innovations of a new category, bringing in new business for the group.

Joie is a top graduate of Integrated Marketing Communications from University of Asia and the Pacific, with a Bachelor and Masters degree in Arts in Communication major in Integrated Marketing Communications.

Beauregard Grant L. Cheng

Director, EVP & Chief Financial Officer

Before joining Cebu Landmasters, Inc. Grant was a Senior Deal Manager with a rank of Vice-President at BDO Capital & Investment Corporation. He led his project teams in managing various complex capital market transactions and advised companies in a broad array of industries on corporate restructuring and reorganization. Previously, he was a private banker based in Singapore handling accounts for high net worth individuals and institutions.

Grant is a registered CFA Charterholder and is a member of the CFA Philippines Society. He earned his Bachelor of Science in Manufacturing Engineering and Management as a Star Scholar from De La Salle University Manila and graduated Magna Cum Laude. He was awarded as one of the Top Ten Outstanding Students of the Philippines by the Philippine President. He earned his Masters of Science in Wealth Management with distinction from Singapore Management University and Swiss Finance Institute in Zurich.

Rufino Luis T. Manotok

Independent Director

Rufino Luis Manotok, 67, Filipino, joined as one of the Company’s Independent Directors in February 2017. He finished Advanced Management Program of Harvard Business School in 1994. He earned his Master of Business Management degree from the Asian Institute of Management in 1973, and Bachelor of Arts, major in Economics by Ateneo de Manila University in 1971. He is currently an Independent Director of First Metro Investment Corporation and was the Chairman and President of Ayala Automotive Holdings Corporation from 2009 to 2012. From 2007 to 2009, he was Ayala Corporation’s Senior Managing Director, Chief Financial Officer and Chief Information Officer. He was Managing Director, heading Strategic Planning Group of Ayala Corporation from 1998 to 2006.

Ma. Aurora Geotina-Garcia

Independent Director

Ma. Aurora D Geotina-Garcia, 66, Filipino, joined as one of the Company’s Independent Directors in February 2017. She received her Bachelor of Science in Business Administration and Accountancy degree from the University of the Philippines in 1973. She completed her Master of Business Administration from the same university in 1978. She headed SGV & Co.’s Global Corporate Finance Division from 1992 until her retirement from the partnership in 2001. She was a Senior Adviser to SGV & Co from the time of her retirement until September 2006. She has served as a consultant to businesses and the government for over 30 years in the area of corporate finance. She is presently the President of Mageo Consulting Inc. since March 2014 and CIBA Capital Philippines Inc. since December 2008.

Atty. M. Jasmine S. Oporto

Independent Director

Atty. M. Jasmine S. Oporto joined the Board of Directors of Cebu Landmasters as an Independent Director in August 2018. She obtained her Bachelor of Laws (LLB) from the College of Law of the University of the Philippines, and Bachelor of Landscape Architecture from the same university. Atty. Oporto has also attended Comparative International and American Law Program of the Center for American and International Law. She is an experienced Chief Legal Officer, Chief Compliance Officer, and Corporate Secretary and has worked in said capacity with publicly listed companies like Aboitiz Equity Ventures, Inc. and Aboitiz Power Corporation. In her legal practice, Atty. Oporto has intensive experience in working with wide network of external and in-house legal counsels for labor, commercial litigation, securities law, power industry regulation, land, infrastructure capital, and general corporate law.

Stephen A. Tan

Director

Stephen A. Tan is a Certified Public Accountant and a holder of Master in Business Administration, with distinction, from Kathlioke Universiteit te Leuven in Belgium and a Bachelor of Science in Management Engineering from Ateneo de Manila University. Stephen is also a Hubert H. Humphrey (Fulbright) Fellow in Agricultural Economics at the University of California, Davis. He earned his degree in Accounting from the University of San Carlos. Prior to retiring from CLI as Chief Finance Officer in May 2019, Stephen has also served as Chief Finance Officer/Treasurer at various companies engaged in real estate development, construction, food, and shipbuilding, among others. For more than 30 years, he has been a part-time MBA professor in leading universities in Cebu City.

Engr. Pedrito A. Capistrano, Jr.

First Vice-President for Engineering

Jun Capistrano is the Vice-President for Engineering of CLI. He is a licensed engineer in the fields of Civil Engineering and Geodetic Engineering, and is DPWH-accredited Materials Engineer. Jun has more than 30 years of experience in various real estate and construction companies that provide him solid foundation and expertise in the construction and allied fields. He is a graduate of Bachelor of Science in Civil Engineering at Cebu Institute of Technology in Cebu City and of Bachelor of Science in Geodetic Engineering from the University of the Philippines Diliman. He took his Master of Science in Management Engineering from University of the Visayas in Cebu City and was conferred by the Philippine Institute of Civil Engineers (PICE) as a Specialist in Project Management and Construction Engineering (PMCE).

Atty. Larri-Nil G. Veloso

First Vice-President for Legal & Strategic Landbanking

Larri-Nil G. Veloso is the Vice-President for the Legal, Documentation, Permits and Licenses departments of Cebu Landmasters, and serves as the Company’s Assistant Corporate Secretary and Compliance Officer. An experienced practitioner in Corporate Law, he holds a B.A. in Mass Communication from the University of the Philippines and earned his Bachelor of Laws from University of Southern Philippines Foundation. While finishing law school, Larri had worked for a print and online newspaper, occupying various positions in progression. Prior to joining the Company, he was the Corporate Legal Counsel and General Manager of an American-owned software company specializing in networking appliances.

Marie Rose C. Yulo

First Vice-President for Sales

Marie Rose C. Yulo is the Vice-President for Sales. Rose leads our in-house sales support team all over VisMin and building relationships with our buyers from end-to-end through our customer care group. She is a graduate of Bachelor of Science in Business Administration from the University of San Carlos and Masters in Business Administration from the University of the Visayas. Rose has significant experience in the areas of travel and tours and banking and was the sales head of AB Soberano Inc., an affiliate of Cebu Landmasters Inc. and an exporter of Filipino-made home decors and jewelry products for international market.

Jess Kabigting

Vice-President for Operations

Jess Kabigting is the Vice-President for Operations of Cebu Landmasters. Jess finished Civil Engineering from the University of Santo Tomas and is the Gold Medalist in the Ateneo-Regis University MBA Program with a specialization in Marketing and Finance. Jess worked for 25 years in construction, real estate, and in outsourcing companies prior to joining Cebu Landmasters. He managed the planning, construction, procurement, and operations of various residential, office, retail, and mixed-use projects in the Philippines under Ayala Land and MCDC. Jess worked in Accenture for 6 years and served as Service Transition Executive and Solution Architect for the Philippines. During this time, Jess led outsourcing and sales engagements for Philippines and India and worked with clients from the USA and Europe. Jess also managed day to day business operations for three firms before joining Cebu Landmasters.

Sylvan John Monzon

Vice-President for Business Development

Sylvan John M. Monzon is the Vice President for Business Development of Cebu Landmasters Inc. He holds a Bachelor's Degree in Management and a Professional Program in Business Economics from the University of Asia and the Pacific. Prior to serving CLI, Sylvan has served in business development and project development positions from other leading real estate companies in Cebu and Manila for 20 years.

Mark Leo M. Chang

Vice-President for External Affairs

Prior to joining Cebu Landmasters, Mark Chang was holding senior management and consultancy positions in several real estate companies. His scope was in the fields of permits, licenses and external affairs. He also has a stint with government as part of the Presidential Staff during the administration of President Benigno Aquino.

Mark is a graduate of Bachelor of Laws from the University of San Carlos (USC) School of Law. He was president of USC Lex Circle (Law Student Council) for two consecutive academic years and was national president in 2008 to 2009 of the Association of Law Students of the Philippines, a member of the Asia Law Student Association. He finished his bachelor’s degree in Business Management from the University of the Philippines Cebu College and was awarded as one of The Outstanding Student Leaders of UP Cebu.

Rhodora M. Vicencio

Vice-President for CLIPM

Rhodora M. Vicencio is the Vice President for Property Management. She has 25 years of experience in property management specializing in residential and commercial real estate, facility administration and leasing. She has worked in different real estate companies in NCR, CAR, Bicol Region, Western Visayas and Central Visayas. She was also consultant and instrumental in the set-up of local operations of Common Ground Works, Philippines from Malaysia. A graduate of the College of the Holy Spirit in Manila with double major in Bachelor of Science in Commerce in Marketing and Management, she attended and completed modules under the Post-Baccalaureate Program for Building and Property Management in De La Salle – College of St. Benilde.

Mathias Bergundthal

Director of Asset - CLI Premier Hotels

Mathias Bergundthal is the Director of Asset of CLI Premier Hotels Inc. He is responsible for overseeing the hotel assets and its operations by representing CLI’s interests vis-à-vis the hotel operators'. His tasks include meeting investment goals and increasing the value of CLI Premier Hotel's assets and optimizing CLI’s recurring income business from the hospitality business.

Prior to joining CLI, Mathias worked for 10 years in Nestlé Switzerland occupying various roles. The latest of which, is within Corporate Affairs as a Senior Public Affairs Manager. He was responsible for advocating Nestlé’s economic policy interests towards governmental bodies, trade associations and politicians. Mathias holds a Bachelor's and a Master's degree in International Affairs at the Graduate Institute of Geneva including an exchange in the National University of Singapore, and a graduate from a 2-year MBA in Hospitality Management at École Hôtelière de Lausanne (EHL), ranked the best Hospitality Management School worldwide.

Mathias is also currently the Honorary Consul of Switzerland in Cebu covering the Visayas-Mindanao region.

Engr. Angel-Linus R. Yap

AVP for Engineering

Gino Yap is a licensed civil engineer who joined Cebu Landmasters in June 2010 after a three-year stint in Singapore as a project engineer of a specialty contractor. He was assigned in major reclamation soil improvement works by vibro-flotation in Tuas View Extension, Jurong Island Phase 4 and Pasir Panjang Terminals 3 & 4. He was also engaged in jet-grouting undertakings for the Marina Bay Sands Integrated Resort Common Services Tunnel and the Marina Coastal Expressway C485. Prior to this, Gino served for four years as a project manager for various subdivision projects of Cebu’s real estate developer of the Maria Luisa Estate Park reputation. He was also project manager of a Cebu construction contractor that pioneered the precast Waffle Crete technology in the country. For ten years in one of Cebu’s leading construction companies, he gained extensive experience as a project engineer in various industrial, commercial and home & land development projects.

Gino earned his Bachelor of Science in Civil Engineering from University of San Carlos.

Janella Mae Soberano-Wu

AVP for Corporate Communications and Customer Relations

Janella Mae Soberano-Wu is AVP for Corporate Communications and Customer Relations of Cebu Landmasters. Prior to joining the company as head of corporate branding and premier line, she was a brand manager in the biggest multi-national pharmaceutical company in the Philippines.

Jamie is a graduate of the Integrated Marketing Communications program at the University of Asia and the Pacific. She obtained her Master’s Degree in Strategic Communication at Columbia University, New York in 2019.

Julieta R. Castaños

AVP for Business Development

Julieta R. Castaños was in senior management positions in different real estate companies since 2002 before joining CLI as Business Unit Head for Cebu Residential Projects in March 2020. She has bachelor of science degree in Accountancy from the University of San Carlos.

Julie served as president for the Subdivision and Housing Developers Association, Central Visayas Chapter (SHDA-CV) in 2015 to 2017 and is currently one of the Board of Advisers of the organization from 2017 to present.
