Cebu Landmasters, partners unveil a vision of New York in Cebu IT Park

Imagine walking through a park flanked by a skyscraper with iconic, modern architecture in a city that never sleeps. You’re still in Cebu, but the place makes you feel you’re at the very heart of  New York City.

Designed to give you the best panoramic view of Cebu City while standing as a 38-storey landmark in itself,  38 Park Avenue will form part of a master planned integrated community in the midst of business process outsourcing (BPO) and other ICT firms,  soon to rise hotel and mall, and other establishments at the Cebu IT Park.

The 38 Park Avenue is a partnership  among Cebu Landmasters Inc. (CLI)  and local companies that formed  El Camino Developers Inc. With CLI as the lead developer, El Camino is composed of Gothong Southern Properties of Bob Gothong,  Acrissor Development Corp. of Ricarido King, 12SIKA Holdings of Hector Almario and RKD Property Holdings of Darren Deen.

Callison RTKL, the world’s top design consultant, and Aidea, the Philippines’  number 1 architectural firm,  join the P1.8 billion venture, said Jose Soberano III, chairman and chief executive officer of CLI.

Soberano led his partners and other stakeholders in the laying down of the time capsule during the groundbreaking ceremony of 38 Park Avenue last month at  38 Park Avenue’s prime 1.17-hectare lot.

“I guess we’re looking for something upscale  and world class but still quite affordable,” said Enzo Almario, the son of Hector Almario of 12SIKA.

Bob Gothong, meanwhile, exuded excitement about 38 Park Avenue because of the location and the high quality that the project boasts of. Cebu City has quickly grown  to become a bustling metropolis with a lively nightlife. The Cebu IT Park, a former airport that has attracted bulk of the city’s booming BPO industry, literally never sleeps.

“It’s all about location, location, location,” said Gothong pointing out that the landmark will rise  right beside a development that will soon hold a shopping mall.

A businessman known for his leadership in the shipping industry, Gothong  believes in high quality in terms of posh interiors as well as superior materials and expert design.

The 38-floor high rise masterpiece will feature 3 levels of amenity at the 26th and the 28th floor, 2 main lobbies for both the building’s east and west side, 8 elevators, 3 levels basement parking, a grand atrium at the center of the tower, and ultra-exclusive VIP units.

“The lobby would be so grand with natural light that flows in through from above. When you look up, it would be like beholding heaven,” said Rere King, who represented his father Ricarido during the recent 38 Park Avenue groundbreaking ceremony. “Then imagine a residential building with glass all in black.”

Of the condo’s 745 units in a 1,280 square meter building floor plate, there are 440 studio units, 211 one-bedroom units, 75 two-bedroom units, 11 three-bedroom units, and 8 penthouse units with balcony on select units and 495 parking units.

“38 Park Avenue also offers Cebuanos a garden atrium, lounge areas, and sky gardens on various floors. The sky club amenity deck will feature a swimming pool, fitness gym, lounge areas, and a multi-function hall,” said Soberano.

Building services include a material recovery facility, 100 percent back up power, a fire detection alarm system, an automatic sprinkler system, a domestic water tank, 24-hour security and a CCTV system, and expertly supervised property management services by CLI.

“We trust each other like family. We’re all businessmen. We have our own way of making things work,” said Soberano when asked about the El Camino group.

38 Park Avenue has just broken ground, yet the ever visionary Soberano is already looking forward to the future. “We are exploring,” Soberano said but stops short from giving out specific details.
